Why uberCondo Management?
Because it’s not easy running a condo association
Too often, communication between the association owners, the board and the management company can be inadequate or confusing, leaving people annoyed, in the dark and sometime quite ticked off. To avoid this there needs to be a constant stream of information flowing in all directions. Working only with condo associations – this is the core of what Uber Condo Management seeks to address.
Uber Condo’s approach is to embed the management company into the board. So, we not only collect payments, and pay the bills but research and gather info, initiate communication, seek board members’ input and guide the board to the best, cost-effective decisions on all issues. And we don’t throw our hand up when board member interest levels wane, which sometimes just happens – people have lives. Getting things done in a condo requires constant, diplomatic follow-up.
It’s all about continuous communication, common sense and complete, real-time transparency.
Financial records and HOA dues collection are key
Uber Condo offers the board real time accounting. Expenditures, collections, balance statements are updated as they occur and available for board member review anytime on a website we create for the HOA. And every owner can review their account online (receiving a 90 monthly email dues payment reminder 90 day statement) and pay online without a fee.
And owners’ past due balances are addressed individually. Our approach to collections is to “create a positive relationship with the owner” and obtain a reasonable payment commitment toward clearing their balance and consistently follow up.
Maintenance can be a costly nightmare
A management company should not only provide services but also constantly evaluate the cost effectiveness of those services. The most expensive vendor may not always be the best. Frequent walk-throughs to inspect the property are crucial to understanding the property’s issues and proactively look for solutions and preventive actions.
And, of course, you need to be able to reach your manager and get a timely reply (at least by text) 7 days a week from 9AM to 10PM and have access to emergency service guys 24/7.
About the Founder
I started out teaching high school and college poli sci then later got involved in software development to help build my businesses, including for many years, a fine arts gallery in NYC and real estate investment. I’ve managed scores of tenants and have been on many condo boards.
So I ended up in Philly to get married and stop the torture of a four-year, long distance relationship. I reluctantly got involved helping the board in our loft condo here but the problems were so out of hand I decided to develop online systems to make things run more smoothly – and so Uber Condo Management was launched.
But, as I well knew from past experience it takes more than just a website to run things at the level of fanatical excellence I expect of any business activity I’m involved in. Developing positive relationships with owners, board members, venders and contractors is important to getting things done – and clear, informed communication is absolutely crucial.
What I have learned most is that a smooth running condo association is like running any business – requiring informed decision-making, attention to every detail, patience and persistence.
